Thinking about giving your home a bit of a face-lift? A new driveway is one of the quickest ways to boost your property's "kerb appeal" and make coming home feel like a proper treat. But before you start picking out your favourite stone colours or looking for driveway installers in Stockport, there’s a bit of the "boring stuff" we need to chat about first.
Since 2008, the rules around front gardens and driveways have become a lot stricter. You can’t just slap down a massive slab of concrete and call it a day anymore. Between Sustainable Drainage Systems (SuDS) and Stockport Council’s specific planning guidelines, there are a few hoops to jump through to make sure your new drive is legal, safe, and built to last.
At DW Landscaping Solutions, we’ve been handling landscaping in Stockport for over 25 years. We’ve seen it all: from "DIY disasters" that flooded the neighbour's garage to proper, professional installs that still look fab decades later. Here are the five things you absolutely need to know before you break ground.
1. The "5 Square Metre" Rule
The biggest thing to understand is that you don't always need planning permission for a driveway, but it depends entirely on the size and how the water moves.
If the area you’re paving is less than 5 square metres, you’re generally in the clear to use whatever material you like. However, most driveways in areas like Heaton Moor or Hazel Grove are much bigger than that. If your project is over 5m², you must use a permeable surface (like gravel or porous blocks) or ensure the water drains into a lawn or soakaway within your own land.
If you want to use non-permeable material (like standard tarmac or traditional concrete) and the water just runs off into the street, you’ll need to apply for planning permission from Stockport Council. Trust us, it’s a lot easier (and cheaper) to just design the drainage properly from the start!
2. Why "SuDS" Isn't Just a Fancy Word
You’ll hear professional driveway installers in Stockport talk about "SuDS" (Sustainable Urban Drainage Systems) a lot. It sounds technical, but the goal is simple: stop our local sewers from overflowing.
When we get those classic North West downpours, water needs somewhere to go. If every house in Reddish or Didsbury paved over their gardens with non-porous material, the street drains wouldn't stand a chance.
Pro-tip: We always recommend SuDS-compliant materials. Not only does it save you the headache of planning permission, but it’s also better for the environment. Whether it's permeable block paving or a resin-bound system, these surfaces allow water to filter through the ground naturally, just like a lawn would.
3. Don't Forget the Dropped Kerb
This is where people often get caught out. Even if you have the world’s most beautiful driveway, you can’t legally drive across the pavement to get to it unless there is a proper "vehicle crossover" (a dropped kerb).
In Stockport, the pavement belongs to the Council. To get a kerb dropped, you have to apply to the highways department. They’ll check things like:
- How close you are to a junction or a bus stop.
- If there are any utility pipes or cables underneath.
- The visibility for people walking on the pavement.
We’ve helped plenty of clients through this process. It’s a bit of a faff, but getting it done "by the book" means you won't face any nasty fines or issues when you eventually come to sell your house.
4. Groundwork: The Bit You Don't See (But Should Care About)
We'll be honest with you: we aren't the cheapest driveway company in Stockport. And there’s a very good reason for that: we don't cut corners on the groundwork.
A driveway is only as good as what’s underneath it. We’ve seen plenty of "bargain" driveways start to sink or crack after just one winter because the sub-base was too thin or the wrong material was used.
For a proper job, you need:
- Excavation: Digging down to a depth that allows for a solid foundation.
- Geotextile Membrane: To stop the soil mixing with your stone base (and to help keep weeds at bay!).
- Sub-base (MOT Type 1): A thick layer of crushed stone, compacted with a heavy-duty roller until it’s rock solid.
If a contractor tells you they can do the whole job in a afternoon without much digging, run a mile! We take the time to get the foundations right so you can rest easy knowing your drive won't turn into a marshland the first time it rains.
5. Choosing the Right Material for Your Lifestyle
Once the legal bits and the drainage are sorted, you get to the fun part: picking the finish. Your choice of material affects both the look and the maintenance of your driveway.
- Block Paving: A classic choice that looks "proper" in traditional Stockport suburbs. It’s incredibly durable and, if a single block ever gets damaged, it’s easy to pop out and replace.
- Resin-Bound: Very popular right now. It looks sleek, it’s fully permeable (SuDS-compliant!), and it comes in loads of colours. It’s also very low maintenance: just a quick power wash once a year and you’re golden.
- Gravel: The most budget-friendly option and excellent for drainage. It also provides a bit of extra security because you can hear anyone walking up the drive! Just make sure you use a "grid" system underneath to keep the stones in place, or you'll end up with more gravel in your hallway than on your drive.
